I am a renter in your constituency and a member of the London Renters Union. The upcoming Renters Rights Bill contains many loopholes that mean ‘no fault’ evictions will remain in place and will leave many of us still facing dangerous disrepair and the constant fear of being driven out of homes by rent rises.

For example:

*   **Security:** there’s not enough protection from economic evictions, where landlords can evict us by hiking the rent. The government currently does not have a credible plan to address the urgent affordability crisis in the rental sector. **There must be limits on in-tenancy rent rises linked to wage growth.**  
*   **Affordability:** In October, 12 trade unions including  Unison, NEU, CWU, RMT, Equity, PCS and UCU wrote to Angela Rayner about the rental affordability crisis. “Failure to address the affordability crisis would condemn millions of renters to ongoing poverty and precarity, the constant fear of eviction and being forced out of their communities,” the letter argued. Renters are at a breaking point, with millions unable to meet basic living costs, or forced out of the communities they’ve lived in for years. **Government should establish a National Rental Affordability Commission** to investigate effective methods to make renting more affordable including rent controls.  
*   **Disrepair:** Councils need funding and clearer guidance so they can take more enforcement action against landlords who leave us in unsafe conditions. Otherwise it will remain cheaper for landlords to break the rules than follow them. We need a **new right to pause our rent payments** when landlords leave us facing disrepair.   
*   **Right to Rent**: tenants will still need to prove their nationality status to their landlord when starting a new tenancy. This is a racist policy that must be scrapped.

As your constituent, I am deeply concerned that landlords will still have too much power over our lives and many renters will still be left facing sky high rents and dangerous disrepair. The housing crisis drives inequality and is forcing many people out of their communities.

I urge you to sign amendments to strengthen the Renters Rights Bill to address these important issues.
